Who we are.

Deerbrook has three distinct entities that often get conflated. Knowing which is which keeps the conversation honest.

Deerbrook CDD

The Community Development District - the statutory body that maintains community infrastructure and facilities. Run by a board with an external management company (Rizzetta & Co.). Their official site is deerbrookcdd.org - that's where to look for meeting notices, agendas, budgets, and anything else with the force of law behind it.

Deerbrook HOA

The Homeowners Association - enforces the covenants and deed restrictions, handles architectural review, and runs the community-side operations. Run by an external management company.

Deerbrook Voices

This site. A group of Deerbrook residents who wanted a place to talk through what's coming before the boards and put neighbors' opinions on record. Not affiliated with the HOA or CDD, and nobody here speaks for either of them. We're neighbors with opinions, organized.

The home page is where we post what's coming up at HOA and CDD meetings, recaps after the fact, and pointers to anything else neighbors should be reading.

The voting page hosts polls and proposed-amendment ballots that Voices admins open. One vote per resident, tallies visible to everyone.

The documents page is where we read and mark up bylaws, meeting minutes, and drafts neighbors are working on together. Track Changes catches who edited what, so the conversation stays attributable.

Anything Voices residents post here is the opinion of those residents - not the position of the HOA, the CDD, or any board. For the official record on any community matter, go to the CDD's site or contact the management company directly.
